If a Buyer does not hire an agent in the state of Georgia, the listing agent always works for and watches out for the best interest of the Seller. As your Buyers Agent I will be by your side from the beginning of the home search to the celebration of sitting at the closing table. Together.
All closings in Georgia must be handled by an attorney. At closing, the closing attorney helps the lender or mortgage broker by making sure that the loan documents are executed properly, and that there are no title issues. You can come to closing reassured that it will go as smoothly as possible.
As your buyer's agent I will be there by your side every step of the way. Once you are pre-approved - the house shopping begins. I will write up and manage all documentation and contracts and assist you with arranging inspections and warranties. I will be there to accompany you on a final walk-through of the property and sit by your side at the closing table.
This is your first step in the home buying process. Don't try to skip this and move forward without a pre-approval. If you do, you may end up looking at homes that you can't afford. A mortgage broker or lender is an essential team player in getting you to closing. Make sure to reach out to one before any time spent searching for homes.
The home inspection happens during the "due diligence" period and will cover the entire property, including outdoor features. The inspector will check for compliance and assess if there are hazards or structural defects. This entails examining the infrastructure, electrical and plumbing systems, and water quality.
We will be your Advocate to save you time and money throughout the entire Real Estate transaction. As your buyers agent our duty is to you and any personal information is always confidential.
We will take the time to understand and work with you until your Real Estate needs are fulfilled. We will pick up on features and areas that are interesting to you and help you idenitfy properties in your home search.
We will notify you of homes as they come on the market through direct alerts from FMLS to your inbox. We will also let you know of any unlisted properties we become aware of that may be getting ready to be listed.
We will deliver any purchase offer promptly to the Seller or the Seller's agent. We will make the best effort to quickly communicate with you which is the key to a successful purchase.
We will negotiate the best price with the Seller's Agent on your behalf and discuss with you the options for a winning offer in any situation.
We will help you with arranging inspections, warranties, and any needed certifications. We will accompany you on a final walk-through of the property before closing.
