Since the commission for the sale of a house is almost always paid for by the Seller, the Buyer can expect assistance from their agent, usually at no cost to them. This is the main reason that home buyers employ the services of an Agent for their home purchase. The price you pay for the home or other real estate you choose generally includes a fee for two Agents: the agent representing the Seller (Listing Agent) and the agent representing the Buyer (Buyer's Agent). So, the price of the property you are purchasing normally includes a commission for both agents.
Keep this in mind...if a Buyer does not hire an agent in the state of Georgia, the agent works for the Seller.

Spend some time analyzing your budget and finances. Although there is much emotion involved with purchasing a home, the financial aspects should never be underestimated.
Learn as much as you can about the Mortgage Process. Learn about the different types of mortgages that are available and the sources for mortgage loans. Be aware of potential pitfalls and mistakes you may encounter during the process. Mainly, stay in close contact with your lender.
Distinguish between what you need and what you may want. Not understanding the difference and believing that a "want" is actually a "need" can be both expensive and find you purchasing the wrong type of home.
Get references for a good Home Inspector. A home inspection not only can prevent problems by discovering defects in a home, it can be a valuable source of information on home maintenance and repairs.
