Between Inspections and Closing

Once the Due Diligence Period is complete and you’ve decided to move forward with your home purchase, the process doesn’t stop—it moves into the final steps before you officially become a homeowner. Understanding what happens during this phase can help you stay organized, reduce stress, and feel confident on closing day.

Final Steps Before You Move In

Finalize Your Financing

Even if you were pre-approved, your lender will now:

  • Complete the formal mortgage application
  • Order an appraisal to verify the home’s value
  • Review your financial documents and confirm your loan terms


This ensures your financing is fully approved and ready for closing.

Completing Inspections and Negotiations

Any issues found during Due Diligence should be addressed at this stage:

  • Your agent can negotiate repairs, credits, or price adjustments with the seller
  • Additional inspections (like termite or specialized systems inspections) may be conducted if needed
  • All agreed-upon repairs or credits should be documented in writing

Title and Escrow Preparation

Before closing, your title company or attorney will:

  • Conduct a title search to ensure the property is free of liens or legal issues
  • Prepare the title insurance policy, protecting you against future claims
  • Coordinate the escrow account, where funds will be held until closing

Final Walkthrough

A few days before closing, you’ll do a final walkthrough of the property to:

  • Confirm that agreed-upon repairs were completed
  • Ensure the property is in the expected condition
  • Check that all fixtures, appliances, and systems are functioning properly


This is your last chance to catch any issues before taking ownership.

Reviewing Closing Documents

Before signing, you’ll review several key documents, including:

  • Lending Documents
  • Deed and title documents
  • Any additional agreements or disclosures

Your agent and lender can explain each document so you understand exactly what you’re signing.

Closing Day

On closing day:

  • You’ll sign the final documents
  • Funds will be transferred through escrow
  • You’ll receive the keys to your new home


After closing, the home is officially yours!
